Mayor Lee Announces Approval For New Alice Griffith Public Housing Community & Candlestick Point Plans

In Addition to New Housing & Jobs, Lennar Contributes Additional $1.35 Million for Community Benefits for Bayview Hunters Point

Mayor Edwin M. Lee today announced the approval for Lennar to begin construction of a new Alice Griffith public housing community on land adjacent to the existing site, fulfilling its promise to build new public housing without disrupting current residents. The Commission on Community Investment and Infrastructure unanimously approved the first “Major Phase” Application for Candlestick Point, which includes plans for the total rebuild of Alice Griffith and its 256 homes.

The Major Phase application covers Alice Griffith and 38 acres at Candlestick Point, including the site that now contains Candlestick Park. The first phase of development around Candlestick encompasses the creation of 16 blocks of new development that includes 1,529 new homes, of which more than 800 will be permanently affordable, including the one-for-one replacement of dilapidated Alice Griffith public housing units.

“Rebuilding Alice Griffith Public Housing and redeveloping Candlestick Point is helping us deliver on our promise to make sure San Francisco remains a City for the 100 percent,” said Mayor Lee. “This milestone in the important revitalization effort in the Bayview community will bring housing, jobs, parks, open space and economic growth through a public-private partnership with Lennar and helps us lay the groundwork for more middle class, affordable homes in the future.”

“Rebuilding public housing is one of the most transformative investments we can make,” said Supervisor Malia Cohen. “All people deserve safe housing and investments like this one will ensure that the residents of Alice Griffith and the surrounding neighborhood will be enhanced and supported by new development.”
 
Alice Griffith is part of HOPE SF, the City’s innovative initiative to revitalize the City’s most distressed public housing sites into mixed-income communities without displacing existing residents and while providing residents with services that will allow them to thrive in the transformed communities. In 2011, San Francisco received a $30.5 million grant from the U.S. Department of Housing and Urban Development (HUD) for the revitalization of Alice Griffith and the surrounding Bayview neighborhood.

In addition to the plans for Alice Griffith, the Commission approved conceptual plans for a 1.1 million square-feet mixed-use retail, entertainment and housing development at the Candlestick site. In addition to the one-for-one replacement of Alice Griffith units, the first phase will include 478 affordable homes to be developed through the Office of Community Investment & Infrastructure and up to 755 market rate homes. Infrastructure work, which includes streets, utilities and parks along with the demolition of Candlestick Park, will begin this year. The development program will include approximately nine acres of new city parks and contribution of approximately $6 million to the California State Parks for the capital improvements and enhanced maintenance at the adjacent Candlestick Point State Recreation Area.

“We are fulfilling the commitments we made as part of our partnership with the City of San Francisco,’’ said Lennar Urban President Kofi Bonner. “While we build homes at the San Francisco Shipyard, we also will begin working on Alice Griffith. We also expect to have some exciting announcements soon about the rest of Candlestick Point.’’

As a result of the approval of the Major Phase Agreement, Lennar will also contribute an additional $1.35 million for a range of community benefits that include:
•    $500,000 to the Lennar Bayview Scholarship Fund to help residents of Bayview-Hunters Point with tuition and expenses associated with higher learning. As development progresses over the next 20 years, Lennar will contribute as much as $3.5 million to this fund.
•    $500,000 to the Lennar Bayview Education Improvement Fund to help improve educational facilities within Bayview-Hunters Point.  Lennar has agreed to contribute $10 million to this fund over the life of the development.
•    $350,000 to help improve the overall health and wellness of residents in Bayview Hunters Point. These funds are part of a $2 million commitment to help expand the Southeast Health Center and for the Center for Youth Wellness.
Those contributions are in addition to $7.2 million already contributed by Lennar to assist in workforce development and affordable housing for residents of Bayview Hunters Point.
